Financial Institutions - we represent regional financial institutions in their evaluations, acquisitions and dispositions of Troubled Assets (REO). We perform site evaluation and Broker Price Opinions (BPO's) on a retainer fee basis. We have the resources to provide complete Property Management and Brokerage Services throughout most of the United States.
Tax Service Companies - as part of our past experience, we have exclusively represented a National Tax Service franchise in their site evaluation and selection for the entire Atlanta Metro area (North Georgia), opening approximately 15-20 locations per year. Location selection is based on specific demographic qualities. We provide approximately 43 pages of report data (Broker Due Diligence) per location to our client PRIOR to them visiting a site in person.
Retail Store Owners - we represent retail landlord/owners in the Retail sector and handle their lease activities. We advertise and market to potential tenants any available vacancies with the objective of securing long-term lease executions from credit-worthy tenants. We provide our clients with the data to evaluate "what-if" scenarios to protect CAP rates and investment returns so as to accomplish their long-term goals.
Tenant Representation - We assist clients in opening a new business location or moving their current location. Properties include Industrial, Retail and Office. We also offer Lease Review and re-negotiation for current businesses. Please call for details.
Investors - One of the most important things we do is to assist our Investor Clients to minimize risk and maximize rewards. With Wall Street in turmoil, and stocks plunging, more and more investors are moving their money into commercial real estate. We assist from beginning to end - from discussing objectives and generating a plan, to finding suitable properties. From negotiations that benefit our clients needs, to execution. We evaluate the benefits of debt financing to maximize returns. While every investor is different, a "typical" value-add scenario may look like this: 1) create an investment plan with "real profit" objectives - both pre-tax and after tax. 2) determine which properties may fit the investment plan. 3) acquire the property at terms that compliment the investment plan. 3) modify the property for highest and best use to increase value for tenants, thus generating more rents/revenue OR 4) fill vacancy with quality tenants that compliment the center 5) run net operating income, cash-flow projections, internal rate of return and cash-on-cash return projections to best determine WHEN the best time to exit the investment will be (exact month and year) 6) plan for the disposition (sale) of the property to best meet investment goals.
